Intrucat presa abunda de informatii despre evoluatia pietei imobiliare (unii zic ca preturile vor scadea, altii ca vor creste iar, unii ca a scazut numarul de tranzactii, altii ca piata isi revine), ne-am gandit sa sondam si noi putin piata, dar de data aceasta sa-i intrebam chiar pe cei interesati, si anume pe potentialii cumparatori. Printre cele mai importante concluzii ale sondajului: romanii vor sa cumpere in continuare locuinta (si tot mai multi vor un apartament nou sau o casa noua) dar asteapta sa vada cum evolueaza lucrurile. Cele mai importante criterii de alegere a locuintei sunt pretul, dar si existenta fizica a proiectului: majoritatea respondentilor prefera sa cumpere un apartament finalizat. Un alt rezultat surprinzator este cel legat de credibilitate: cele mai credibile surse de informatie sunt site-urile specializate si dezvoltatorii (!), in vreme ce cele mai putin credibile sunt bannerele si panourile stradale (de asteptat), dar si targurile imobiliare si agentiile imobiliare.<\/p>\n

Pentru cei interesati de mai multe informatii, redam jos si cifrele rezultate:<\/p>\n

Profil respondenti: <\/strong>
\nMajoritatea intre 25 si 44 de ani: intre 25 si 34 de ani -47.85% ; intre 35 si 44 de ani – 21.51%
\nMajoritatea avand venituri intre 800-1500 euro (34.8%)
\n66.48% din Bucuresti<\/p>\n

Planuri de viitor:<\/strong>
\nDintre acestia, un procent de 45.3% planuiesc sa-si cumpere un apartament nou, 13.26% sa-si construiasca o casa si 13.8% sa-si cumpere un apartament vechi.
\nPrin urmare, procentul celor care vor sa stea intr-un apartament nou sau o casa noua<\/strong> este de 58.56%<\/strong><\/p>\n

38.12% dintre respondenti estimeaza ca-si vor cumpara o locuinta pana in 2 ani, in timp ce 13.25% sunt chiar mai optimisti: intre 2 si 6 luni<\/p>\n

Principalele motive care-i impiedica sa cumpere<\/strong> sunt legate de criza:
\n26.35% au ales ca motiv situatia incerta pe piata imobiliara, iar 21.25% ingreunarea accesului la credite. Un procent ceva mai mic de respondenti a ales ca motiv lipsa de incredere in calitatea proiectelor (13.31%) si lipsa de incredere in seriozitatea dezvoltatorilor (14.43%)<\/p>\n

Surse de finantare:<\/strong> 52.2% vor sa apeleze la un credit bancar, 18.13% sa-si vanda locuinta curenta si 22.53% o vor cumpara cu banii jos.
\nCaracteristici vizitate ale locuinte:<\/strong>
\n45.3% vor sa aloce pana in 80.000 euro pentru achizitie, in timp ce doar 26.52% sunt dispusi sa dea pana in 150.000 euro.
\n36.16% intentioneaza sa cumpere un apartament cu 2 camere, 29.38% prefera 3 camere
\nCele mai importante criterii in alegerea locuintei sunt:
\n– pretul (78.82% il considera f important)
\n– sa fie un proiect finalizat, si nu doar pe hartie (66.05% considera acest aspect foarte important)
\n– reputatia dezvoltatorului\/constructorului – 53.5 considera f important
\nAlte criterii ar fi in ordine: existenta locurilor de parcare (43%) si mai putin important sa existe facilitati suplimentare gen paza, centre de agrement sau comerciale, gradinite<\/p>\n

Surse de informare:<\/strong>
\nCele mai credibile surse de informare<\/strong> sunt, in ordine:
\n– site-uri specializate pe ansambluri rezidentiale<\/strong> (30.52%),
\n– motoarele de cautare<\/strong> (credibilitate maxima- 23.84%),
\n– contactul direct cu dezvoltatorii<\/strong> (apreciat ca avand credibilitate maxima de catre 23.65%).
\nDe credibilitate medie se bucura forumurile, posturile radio\/tv si articolele pe site-urile de stiri, in vreme ce cea mai mica credibilitate<\/strong> este atribuita agentilor imobiliari (credibilitate 0 – 22.15%), targurilor imobiliare (credibilitate 0 – 25.5%) si banner-elor\/panourilor stradale (credibilitate 0 – 31.65%).<\/p>\n
