Tendintele de dezvoltare si evolutia pietei office din Bucuresti au fost analizate saptamana trecuta de Mihai Plaesu, consultant al Departamentului Office-DTZ Echinox, si Dan Ioan Popp, presedintele Impact.<\/p>\n

Piata office, cu potential<\/strong><\/p>\n

Pornind de la prospetimea pietei spatiilor de birouri, Plaesu apreciaza ca principala caracteristica a pietei office gradul mic de neocupare si lipsa spatiilor disponibile in cladirile deja existente. „Daca cererea s-a pastrat in aceiasi parametri in ultimii doi ani, oferta este mult diminuata”, a adaugat consultantul imobiliar in emisiunea Afaceri Imobiliare de la Radio Mix.
\nFaptul ca majoritatea activitatilor de birou nu sunt desfasurate intr-un mediu corespunzator reprezinta un mare dezavantaj, apreciaza Dan Ioan Popp, dezvoltator de spatii de birouri clasa A.
\nPresedintele Impact apreciaza piata office ca fiind in crestere. Cu toate ca este inca mica, piata de birouri are potential, sustine Popp, care a adaugat ca oferta Impact este caracterizata de „spatii de birouri moderne, construite in cladiri de clasa A, dar ne gandim ca pe viitor sa ne indreptam atentia si catre cladirile clasa B, chiar daca nu le vom dezvolta neaparat in zona de nord a Bucurestiului”.<\/p>\n

Parcarile, problema Capitalei<\/strong><\/p>\n

Locatie prime, suprafata pe nivel de peste 1.000 mp si dotari moderne sunt principalele caracteristici ale unui imobil clasa A, in opinia lui Plaesu. Chiar daca un imobil este amplasat „pe un bulevard foarte important” si dispune de amenajari occidentale, una dintre problemele principale intampinate de ridicarea unei cladiri de birouri in zonele semicentrale ale Capitalei o reprezinta spatiile de parcare. La acest capitol, Bucurestiul are o prestanta foarte slaba prin oferta precara de spatii amenajate.
\nPresedintele Impact a amintit ca „recent au fost modificate reglementarile de urbanism” care obliga existenta unui loc de parcare pentru 60 mp, fapt aproape imposibil de realizat in zonele centrale sau semicentrale. Solutia propusa de Popp, in ciuda cresterii costurilor de constructie, pare sa fie si singura.
\n„Investitorii vor fi nevoiti sa gandeasca parcari subterane pe trei, patru sau chiar cinci niveluri”, a subliniat presedintele Impact, care a apreciat regulile municipalitatii din Cluj, conform carora „fiecare societate comerciala, care isi desfasoara activitatea intr-o anumita zona, trebuie sa plateasca o cota din parcarile amenajate”.<\/p>\n

Firmele romanesti se indreapta spre Sud<\/strong><\/p>\n

Cea mai apreciata zona a ramas cu siguranta centrul, apreciaza Popp. O zona cu dinamica mare este in momentul de fata Pipera, care se confrunta cu problema traficului. „Nordul e bun, va fi si mai bun dupa ce se vor finaliza aceste lucrari si daca si autostrada va trece prin zona, practic nordul creeaza un potential fantastic de extindere”.
\nPreturile practicate in aceste zone pentru cladirile clasa A sunt de 17- 20 euro\/mp utili. Cladirile clasa B sunt mai accesibile, iar preturile difera in functie de locatie „intre 11 si 15 euro\/mp, iar pentru cladirile din zona Pipera preturile ajung la 13 – 14 euro\/mp”.
\nDin cauza faptului ca majoritatea firmelor, in speta cele romanesti, nu s-au aratat interesate de astfel de sedii, Popp intrevede un nou pol de dezvoltare al Bucurestiului pentru urmatorii trei ani, cand „vom asista la o lansare a sud-estului, sud-vestului”.
\n„In viitor cred ca vom avea o salba de zone policentrice ierarhizate, centrul va ramane centru, unde vor fi bancherii si piata de capital, si catre prima centura, respectiv catre a doua centura vom avea salbe de zone policentrice”, a conchis presedintele Impact.<\/p>\n","protected":false},"excerpt":{"rendered":"
