Se prognozeaza scaderea preturilor in cartierele-dormitor si mici salturi pe segmentul apartamentelor noi. Argumentele vizeaza uzura fizica si morala in primul caz, consolidarea cererii din partea clasei mijlocii in cel de-al doilea. Putini par sa tina cont ca in ecuatia preturilor intervin doua variabile greu de controlat simultan.<\/p>\n

In primul rand, vorbim de costul banilor. Daca ne raportam la creditele acordate in spatiul euro, romanii au parte de finantari imobiliare de pana la doua ori mai scumpe. Motivele nu tin doar de lacomia bancilor la fixarea marjelor, ci si de rezervele obligatorii mari. Coborarea previzibila a stachetei dobanzilor echivaleaza cu o scumpire sigura a proprietatilor, incepand cu cele mai accesibile ca pret, apartamentele de bloc. Integrarea presupune o astfel de reteta, o data cu trecerea la Basel II si identificarea unor parghii directe de finantare de la operatorii din Vest. Urmarea: bancile romanesti vor cauta modalitati eficace de largire a bazei de clienti, iar scaderea dobanzilor va fi dublata de cresterea perioadei de creditare. Viata pe datorie pare sa nu mai sperie, un credit ipotecar pe 30-35 de ani impaca nevoia debitorului de rate lunare suportabile, cu obsesia bancii pentru plasamente profitabile pe termen lung.<\/p>\n

Din acest motiv, pretul caselor e condamnat sa alerge mai repede decat chiriile. Nimeni nu se va crampona de statutul de chirias daca rata aferenta unui credit ipotecar va fi mai mica decat chiria. Or, in contextul scaderii dobanzilor efective si cresterii perioadelor de creditare, ratele lunare nu vor urca proportional cu preturile. Ieftinirea creditelor atrage, astfel, scumpirea locuintelor si plafonarea chiriilor. O situatie binecunoscuta in Occident, unde putini isi permit sa fie proprietari.<\/p>\n

Incalzirea economiilor europene (greu de crezut in acest moment) si presiunile inflationiste pot inversa acest trend. Majorarea dobanzilor in viitor, dupa modelul american, ar putea opri escaladarea preturilor imobilelor, iar multi dintre cei supraindatorati pot cauta cu infrigurare pe cineva sa le preia ipoteca.<\/p>\n

In al doilea rand, baletul dintre cerere si oferta nu poate fi ignorat. Lansarea pe banda rulanta a noilor proiecte rezidentiale nu presupune automat scaderea preturilor apartamentelor vechi. Developerii pot cere aceleasi sume umflate, fara acoperire in costurile reale, in ciuda diversificarii pietei.<\/p>\n

Oferta in crestere nu presupune coborarea stachetei preturilor daca investitorii simt pulsul ridicat al cererii. De exemplu, la inceputul anului trecut iti puteai inca ridica o casa individuala platind 300 de euro pe metrul patrat construit. Acum preturile s-au dublat, desi scumpirea materialelor de constructie si salariile n-au urcat in aceeasi masura. Lipsa locatiilor posibile si pretul piperat al terenului determina ca multe dintre noile ansambluri sa fie amplasate in zone periferice, mai greu accesibile pietonului mediu. Adaugati la asta un pret de 1.500 de euro pe metrul patrat si cheltuielile mai mari de intretinere si veti intelege de ce scenariul de pe piata birourilor (scadere accelerata in ultimii ani) nu se va repeta foare curand pe cea a apartamentelor vechi.<\/p>\n

Tragand linie, pentru a asista la scadecri pe piata locuintelor va trebui indeplinite simultan doua conditii: ofertele noi sa trezeasca un entuziasm modest din partea cererii, iar costul banilor sa scada foarte lent.<\/p>\n

Altfel, „generozitatea” bancilor poate torpila bunele intentii al investitorilor din imobiliar. Facand haz de necaz, cine nu si-a luat inca o locuinta are motive sa priveasca cu intelegere lacomia bancherilor autohtoni.<\/p>\n","protected":false},"excerpt":{"rendered":"
