Daca ati cochetat cu ideea unui imprumut fara ca acesta sa se concretizeze, ati putea avea o surpriza la sfarsitul acestei luni, in momentul in care veti solicita din nou un credit. Chiar daca veniturile nu vi s-au diminuat, iar banca nu si-a scumpit oferta, suma maxima pe care o puteti ridica ar putea fi mai mica. {i nu pentru ca leul si-a continuat aprecierea, iar imprumutul s-a dorit in euro, ci pentru ca BNR a dorit sa contracareze stratagemele bancilor. Teoretic, raportul dintre rata aferenta unui credit de consum si venitul net al solicitantului nu poate depasi 30% (35% in cazul unui imprumut ipotecar). Bancile au sesizat aici o portita, rata fiind echivalata cu partea de dobanda plus suma corespunzatoare din principal ce trebuie rambursate lunar. Daca dobanzile sunt micsorate cu generozitate, iar profitul bancii este menajat prin aplicarea unor comisioane „compensatorii”, toata lumea este multumita. Numarul debitorilor eligibili pentru un imprumut creste, iar finantatorii pot plasa sume mai mari (cum rata luata in calcul era mai mica decat costurile efective, raportul rata\/venit era diminuat inteligent).<\/p>\n

Lista ranitilor<\/strong><\/p>\n

In primul rand, sumele pe care le veti imprumuta din 22 octombrie vor fi mai mici ca pana acum. Cu cat banca finantatoare are comisioane mai mari, cu atat mai mult se va reduce valoarea creditului. In acest mod, DAE devine reperul universal. Daca pana acum va puteati permite sa ignorati oferta unei banci cu un DAE putin mai mic, doar pentru a accesa un imprumut de valoare mai mare, reglementarile BNR nu vor mai face posibil acest lucru. In al doilea rand, bancile care practica cele mai mari comisioane isi vad amendata inventivitatea. O buna parte dintre clientii lor au venit atrasi de dobanzile aparent mici.<\/p>\n

E cazul HVB Tiriac, care ofera imprumuturi de nevoi personale in lei cu cea mai mica dobanda din piata (7,95%), dar isi scoate imediat parleala cu un comision de administrare de 0,5% lunar, ceea ce mareste cu aproape 6% costul imprumutului. Sa remarcam, de altfel, ca DAE pentru un credit de 10.000 lei pe o perioada de 5 ani este mai mic in cazul Bancii Romanesti (15,3% fata de 15,45%), desi aceasta percepe o dobanda cu peste 2,5% mai mare. La costuri reale comparabile, cel care deschidea usa HVB Tiriac platea aparent o rata mai mica, astfel incat ar fi putut lua un credit de valoare mai mare decat cel accesibil la Banca Romaneasca, la aceleasi venituri.<\/p>\n

Decizia BNR are, din acest punct de vedere, si o latura pozitiva: pune toate bancile pe aceeasi linie de start. Nu e o veste buna pentru jucatorii care au incercat sa-si creasca accelerat cota de piata prin umflarea activelor. Acestia isi vad profiturile amenintate si nu este exclus sa asistam la o majorare a costurilor (fie ca se va umbla la dobanda, fie ca se vor ajusta corespunzator comisioanele). Alternativa este largirea perioadei de creditare. Avem deja credite de nevoi personale cu scadenta la 20-25 de ani (e drept, pentru cele garantate cu ipoteca), poate vor aparea si imprumuturile pe viata, eventual si cele lasate mostenire urmasilor.<\/p>\n

O mana de ajutor pentru venituri<\/strong><\/p>\n

Sa revenim la exemplul unui imprumut de nevoi personale de 10.000 lei, pe 5 ani. In general, ratele solicitate de banci, incluzand comisioanele, variaza intre 210 si 250 lei. Asta inseamna ca solicitantul va trebui sa dispuna de venituri de 700-830 lei. Examinam cazul a doua banci, cu o valoare asemanatoare a DAE. Prima utilizeaza un comision de administrare lunar de 0,3%, un comision de acordare de 5% si un comision de analiza de 2,5%, cea de-a doua are doar costuri generate de dobanda. In primul caz, rata lunara luata in calcul era cu pana la 50 de lei mai mica decat in cel de-al doilea, ceea ce facea ca veniturile solicitantului eligibil pentru un astfel de credit sa fie cu 160 de lei mai mici decat in cazul bancii care a mizat doar pe cartea dobanzii.<\/p>\n","protected":false},"excerpt":{"rendered":"
